BRE: Daylight & Sunlight Planning Reports

When deciding over planning applications Local Authorities will be guided by the tests laid out in the Building Research Establishment (BRE) document 'Site Layout Planning for Daylight and Sunlight', A guide to good practice, Second Edition.

We provide design advice and reports to confirm that new developments meet planning requirements.


Neighbouring Properties Report

If you already have a design, we can test its impact on neighbouring properties. Alternatively, if you are at the early design stage we can help you to maximise development potential by calculating a maximum envelope.

A BRE neighbouring properties report will typically contain the following tests:

  • Vertical Sky Component
  • Daylight Distribution /No Sky Line (where room layouts are known)
  • Average Daylight Factor (where BRE Appendix F criteria applies)
  • Annual Probable Sunlight Hours
  • Overshadowing to Gardens and Open Spaces

Within Development Report

Local Authorities sometimes require a report to confirm adequate light levels within the proposed development itself. Where site constraints exist, these can be overcome by ensuring large enough windows, limiting room depths and light coloured interiors.

A BRE within development report will typically contain the following tests:

  • Average Daylight Factor
  • Daylight Distribution (No Sky Line)
  • Room Depth
  • Annual Probable Sunlight Hours
  • Overshadowing to Gardens and Open Spaces
